Here's the honest read: it's a mixed signal. Prices are up nearly 10% from a year ago, which sounds like a runaway market — but the velocity is cooling. Homes are taking longer to sell, and buyers are negotiating again.
At 3.1 months of supply, La Quinta sits in that in-between zone. Not a frenzy, not a slump. Sellers still hold decent cards, but the days of "list it Friday, pick from five offers Monday" are mostly behind us — unless the home is genuinely special.
The 96–97% sale-to-list ratio tells you where the friction is: sellers are still pricing off last year's comps, and buyers are only paying for this year's reality. Well-priced homes move. Aspirational pricing sits.
If you're watching the high end, August through October is when the luxury buyers come back to the desert — that's the window when seven-figure listings see their real audience.
